Right now I am a fix and flip and buy and hold investor thinking to buy below 4 units. 

someone told me self storage gives better money than fix and flip, buy and hold, multi family or so.. 

What are your thoughts on self storage investments.

First thing First I strongly believe Learning is Earning guys.... When you learn you take action when you take action you make money... Lot of people don't take action because they don't have knowledge to take action... Scared to take action because lack of knowledge lack of community support and friends... 

I can honestly say that everyone needs some expert to advice in your fix and flip/real estate journey like a big brother that is James ProjectRE. 

You will not only learn about fix and flip you will learn about wholesale, hard money, Design, scale your business and it is a Real Estate Acadamy all topics grouped together.

The ProjectRE is not like where 3000 students in one class and you don't get your questions answered you get to talk to expert who flipped 3000 plus homes. 

I was following James Dainard on biggerpockets and On the Market podcast for long time I was really impressed with skills and experience and successful journey. I was looking for mentorship and I heard James sharing his experience I was super thrilled to learn fix and flip from a expert who flipped 3000+ homes, and I was first 5 students directly jumped into signup without thinking second thought. 

I joined Last year when the market was not great, and all investors stopped investing and I stated invested after learning techniques and underwriting. So far, I acquired 4 properties and hold 1 for rentals made 150k equity and $400 per month cashflow with 7.25 interest rate. If I would have not joined the course I was scary to invest.... In fix and flip I already sold one with 75k profit and another going to market next week and at least another 40k profit next home we are going to make another 100k profit I could scale up my business with confidence. 

I am 100% sure you will not regret joining.... In my view the amount you pay for this course is nothing when you compare with knowledge you gain and actions you take. 

In 2024 I target to flip 7 to 10 homes and make at least 400K to 500k profit I already got 1 home in progress with 100k expected profit...

 @Julien Jeannot, Regular GC or Architects does not understand urgency and importance of time to complete the project. Example: Lets say you want to remodel kitchen by opening a wall. Regular architects may draw removing wall complete wall and support with beam which trigger permits and long time. Instead we can just open hole in a wall and no permits. similarly some citys need permits for deck some does not.. if we install floating deck not more than 1 feet height no need permits or you can just put pavers or rocks in that way you avoid permit and speed up project. This is one example like this we need architect who really understands investors and understands city and complete project quickly.

I don't know even I have to do all of that just depend on architect and permit guys. I strongly believe we can't always depend on architect and general contractor to speed up permits. I have seen many architects and General contractors does not care too much about city specific

 @Ryan Normand, Great suggestion that is what I was thinking hiring experienced GC and architect is critical for large remodel project. It is hard to understand and read 1000 page doc but I would read shorter version of it.
