Hi all

i am looking for a RE agent /company that is familiar with working with out of state investors.  i have a of market deal but need "eyes" on the ground in jacksonville

any tips would be much appreciated

I am not a Tax guy or lawyer but do have LLC in another state but do business in CO. You can do business with a texas LLC in CO. It is my understanding that the tax will be what ever it is in the state you do business. so the Texas tax breaks will not apply for any business you do in CO ( or any other state).

there are several good mortgage brokers who work primarily with investors so most time you can get financing for that with out too much of an issue.  worst case scenario you may pay a bit over market rate if your credit and or leverage is not optimal.

also go with a management company for the property 8-10% of rent) its worth it to not have to worry about the property.  Best passive income option.  thats what i do currently.

well on the positive side there are deals to b had...just takes leg work and effort.  Matt is right that deals move fast but if you do your homework, get financing/hardmoney lending in place, then there are definitely opportunities out there.

looking for properties in the 250-400 range that ARV +90-150k depending on scope of work to be done.. have my own source of funds so can close fast if needed. always looking.
