Pretty much every county and every state has its own computerized public records system. It pays to start learning how to use these systems, so you can conduct your own eviction searches and local criminal checks before run national checks on people. What the national paid checks run by credit agencies are really good for is credit histories. Housing and criminal histories are not really their strong suits.

Several applicants with disclosed felony arrests and convictions have passed tenant verification checks. Tenant verification sites, which charge for nationwide criminal, income, and credit checks, are clearing these applicants. I have two active listings in Baltimore, and multiple applicants have been cleared despite their records. This is unacceptable and concerning. Please advise.

Have 2 properties in Baltimore. What is the process to rent them out to Section 8 Tenants.  Wondering if anyone can provide some pointers/ guidance on how to go about renting to Section 8 tenants in Baltimore. Thanks .

Baltimore has many companies that replace / repair windows.  We use an outfit called

Anish; If the local laws permit, get an equivalant fo 2 moths rent as security deposit. That should give you some coverage in case of any deliquency  . I agree with  Karl B. If the credit , criminal and the security deposit criteria is met and if you "feel all right" about the potential tenants overall, I dont see any problems.

I like Jills input for most part. I would replace the fan and the other light with recessed LED lighting and dimmer switch .  Dimmable recessed lighting is trendy these days and   will make the area look more spaceous and dimmer will help change the ambience if and when needed.
