This is why landlord insurance and property managers are worth every penny! You don't lose out on rent or worry about these things if you have good ones.

I was listening to Rookie podcasts and they had a guest talking about sober living home and renting beds. Think they said you can have 6 people to a bathroom and 4 to a refrigerator. Maybe look into that as an option. Or look into traveling nurses?

Maybe it's like that in the California market. I have heard all good things over here! Maybe they're not as active in the investor community. IDK...All I know is I always try to be the best at what I do and this will be no different!

I re-read your post again this morning and had a new appreciation for it! Thanks again- especially for the 3...well 4 most important things! It helps point me in a direction of what to learn. I am from So. Cal by the way and GA is no comparison. I don't know if it's going to snow or be 70 muggy degrees here today...ugh!...Anyway have a great Cali day!

Thanks Will. Sorry you had a bad experience, but I don't think your situation is the norm. I will do my research, as I have been, and try not to cause havoc for anyone. I'm willing to bet there are more success stories than ones like yours. I hope that one situation did not discourage you from using all wholesalers. There are a few bad apples in every bunch but the majority of them are sweet!
