Billy,

all properties built before 1979 that are not condos are rent-controlled in San Francisco.

If you want to move-in, you need to check that an owner move-in eviction has not been done before in the same property somewhere else after 1998:

Check out here:

http://www.sfrb.org/index.aspx?page=965

"The Ordinance generally permits the eviction of tenants from only one unit for the owner's use and occupancy. Where a tenant is evicted for owner occupancy after December 18, 1998, that unit is designated as the owner's unit for purposes of subsequent owner-occupancy evictions, unless the owner's disability or other similar hardship prevents occupancy of that unit."

Also you need 25% ownership on the property (assuming is a TIC)

The price seems to be too good to be true in San Francisco...I'd advise to seriously consider a real estate attorney review to figure out why the price is soo interesting...it costs money but it can save you a lot of headaches.

Yes, security camera is for security purposes viewing the gate and main entrance. The property had some bars on windows one of which we had to remove for safety issues. Don't know the history of burglary but just wanted to take action to deter.

Hi everyone,

just signed up to Bigger Pockets.

Our family has recently purchased a four-plex in San Francisco and we are having some "fun" discovered the twists of the San Francisco rent-controlled market. We want to move into one of the units and we've currently filed a 60-days notice for an owner move-in eviction. We've already piled $6k in attorney fees without a clear view of what is going to happen next (it seems an unlawful detainer).

I would like to install security cameras in the common areas of the property. Has anyone vetted if this is feasible in San Francisco? And/or under which constraints?

Thanks!

RF
