what types of properties work best for a beginner to invest in? Condos I looked into due to lower initial capital to get feet wet but analysis is telling me theres other ways to build wealth. Opinions on multi-famalies or single families?

I will look to join the SJREA as suggested to see what and where the invest potential is in SJ. I am more partially towards nicer neighborhoods in Philly but initial research pointed towards SJ being more affordable. As I keep looking into it, I am sure I will learn more.

@ Michael Lee Thank you for the insight. The location is great with good schools, train station, major companies, highways, shopping center all within 5 to 10 min away. The HOA maintain the neighborhood well, even just did some touch up on the roofs and windows recently. Community has tennis courts, swimming pools as well. With that in mind, can you help me analyze it in terms of numbers? Rents in area: 1450 to 1550/month Negotiated price: 179k HOA: 229/month property does not need any cleaning up to rent I would put 20% down and have some reserve. I think the numbers work in terms of making roughly $125/month positive cash flow but any input is appreciated.

Hi BP, I am looking to get started in real estate investing. Currently looking at condos in NJ but I do not see how wealth is built from investing in condos. I do not anticipate high appreciation and the cash flow is a few hundred a month at best. am I looking at it the wrong way?
