@Jason Duhn Thank you so much for the detailed information. I was looking for properties in NJ. So if I understand correctly it is better to buy at sheriff sale so the liens get wiped out.

Also, just a follow up so if I approach the current owner and give him an offer considering today’s market I am assuming it is definitely going to be higher than what they owe so does this mean even in future there is going to be shortage of foreclosures as the RE market is at high ??

Hi! I have recently started on my real estate journey. This website and the forum is certainly of great help. I was looking to purchase a foreclosed property and in order to do that have been closely following the Sheriff sale website of my county. I see there are couple of properties that I like in the list. But I am not sure how do I proceed now that all the foreclosure activities are halted. 

Can I directly contact the owner of the property and let them know that I am interested ? Does the owner of the property still have a right/say once foreclosure activities have started ? or is it better to approach the lender/bank ?

Hi! A newbie here looking to make a purchase for a SFR home but the market in central jersey looks way too competitive. I am especially looking in Mercer county. Have put two offers above list price but never made it. From what I am hearing it looks like people are putting in offers waving inspection. Just want to hear from experts. Any thoughts on navigating this sort of a market ? Houses seem to sell in days!!
