I'm doing a gut remodel of a townhouse located in a very desirable and convenient Boston suburb.

What can I do to attract good young professional tenants?

I plan on using Ikea Lidingo White cabinets and $40/SF granite countertops. I also bought some cheap stainless steel appliances from Sears (side-by-side without water/ice for $850, whirlpool dishwasher for $350, gas range for $700).

What do you think of using Ikea sinks/vanities in a rental? They look great and seem well-designed, but do you think they're a good idea in a rental?

I have a property in the Boston area that's still under renovation and won't be complete for another 2 weeks...

The property is in a nice area and should look great after renovations. Do you think I will have trouble getting it rented by September 1?

Have I already missed the busy season? Do rents start falling on September 1? Would I have been able to charge higher rent if my property had been ready for an August 1 start date?
