For a rental, I wouldn't do it. If you are going to do it, and you have gas available, that's the way you want to go. Electric is limited in the amount of flow and since one heater serves multiple units you really don't want renters running out of hot water. This is really a situation where the old standby is the best situation.

That said, you can get traditional water heaters in many different sizes - I sometimes use shorties where I have to put one behind a false cabinet; I've used the long tall Sallys in closets. You will still have a footprint but you can try to suit your needs. Alternatively, you can look at moving the heater altogether to someplace that would work better, though you will spend money there.

With rentals you want to think easy and convenient. Changing a regular old water heater, if you can get at it, is a really simple job - I can do an electric one where I can access all sides in less than an hour, and that includes draining the tank and cleaning up.

@Jonathan Greene HVAC different company who did it I didn’t have problem the the Hvac. The contractor supposed to do only remodeling but help with demo for HVac access. The Relator recommendation was because he did work in his apartment and seems very good job. That’s why.

I’m sorry if I’m not clear with my explanation.

@Marcus Auerbach thank you so much I really appreciate it. He just never started working I gave him $6k just before he starts doing anything. Patiently waited for 4months. The house is only 1200 square feet. He agreed to do the demo for Hvac took Him 2 months just doing one part demo per week. I offered I can get someone else but refused that I get someone and Insisted he does it so I let him. I was very respectful with everything. He just pure evil simply could say no.

I am very new to the REI. I bout my first Multi family this in July this year. So currently I am remodeling my unit starting from garden unit for me to live in, as i'm house hacking.

I hired a contractor recommended by my RE agent. This contractor seems really promising so I hired him. I made a mistake and did not make him sign contract. I gave $6K  when demo started for HVAC installation. Demo and HVAC installation took almost >2 months finally. Now the contractor does one thing in 1-2 weeks then disappear. His typical answers when we get frustrated " yes I am coming tomorrow and finish all those" so she shows up and do one thing again. for almost 4 months nothing done, nothing just HVAC install by different compony.  All the demo he did coast probably ~3k the highest. What shall I do. I know I am screwed. And I know he is not going to finish in probably any time soon or maybe none. this is the most heart aching thing I ever encountered.  

I am doing remodeling on my garden unit on my 3 flat. My tenant complain about every little things from noise I have given notice in advance

1, How do I approach to their complains

2, What is the appropriate time to start the builder to start working in morning

3, I put HVAC on garden unit and 1st unit so radiators were removed. 1st unit tenant wants their floor fix on radiator site ASAP. (FYI they pay their rent $500 under market value. I did not increase the rent since I purchase the property, they don't pay utilities, and also they have free one parking garage) Should i just kick them out. They have been very bothersome in so many ways. Please help.
