@Ian Jackson I have a three unit rental and been trying to pay down the VA mortgage off our primary residence. Haven't pulled the trigger on other major investments since I don't want to be too over-leveraged esp. in a market that could be heading for some rough times.

@Ian Jackson I haven't ran into any wholesalers here on island. Either it's a very small niche group that already works with a number of investors or people rather list properties with their agent hats on to maximize commissions/profits.

@Sayed Jaffar met a lot of interesting folks and had one lending opportunity. Bunch of folks varying from experience levels and a beginner like myself was trying to soak up as much as I can. Will continue to attend these events as my schedule permits. 

@Joel Bongco Aloha from a fellow local IT guy. Unfortunately will be out camping with the family that weekend so I'll have to take a rain check. Look forward to linking up with local OOS investors mainly folks that may be targeting the Vegas/surrounding areas.

Hi Nate,

I'm starting to think OOS investing wasn't as easy as I originally thought. Those three points are valid and some concerns I haven't considered until now. I know some folks from Renautus and other investment minded groups that are looking for folks to partner up with but not too sure what market they target (believe it's both in and out of state). 

My HELOC is with one of the major banks here. It was originally my primary residence, will see if I can get another HELOC on the rental property once I try to renew it with another intro rate.

Could you tell more a little more about the RE private placement fund? Wasn't able to find much info on that concept online.
