There is usually more cash flow in lower priced markets and less appreciation. What are your goals with investing? Are you going for cash flow or appreciation. There are some markets that can balance both. I'm in the Reno / Tahoe market and there are STR and MTRs that can still cash flow but the appreciation in the area is going to be strong based on the limited supply of buildable area and the tech jobs moving to the area. True you do need more capital but we care finding cashflow properties with 30% down under 270k purchase price. Weigh all the factors of out of state. Nevada is landlord friendly and low property taxes.


 Was thinking about Reno/Tahoe area too actually,- my daughter goes to UNR,- and Reno - Tahoe proximity cannot beat - especially value of properties in Tahoe area on both size of the state border compare to Reno,-)…

The "cash flow on paper" for Class C Midwest (which is almost non-existent with 7% interest rates) will cost so much in repairs, capital expenses, tenant issues and it won't appreciate enough to make up for the losses. My Class A Indy home is doing better but I've owned it for 10 years so not a recent purchase. My property taxes in Indianapolis metro area (2.77% and 2.78% for different counties' rates) increase with no limit (confirmed with agents and local investors) vs. California max 2% increase a year (unless doing significant renovation like adding rooms, an ADU where it's reassessed)

I talked to a very honest Indy property management company who said the people who do well with Class C buy in volume (not your typical beginning investor) because the good properties offset the losers. That just sounds like a huge headache to me, having 20 to 50+ Class C SFHs/2-4 units. I'd take 2 to 4 solid properties in CA or Vegas over that anyday. Good luck! 

 Thank for the response!- but in Vegas nowdays buying a condo, one looking at mid-200k in decent area- homes let’s say 400k plus… rent is on avg: 1500-2500 ( depending apt / home and of course size)- so how this makes sense to buy and rent - especially with todays %rates,- or someone is willing to put 50_70% down at least ,….thanks

Does fix& flip still make sense??? in 2024? -- was wondering about that, 2nd. thing that comes to my mind is what you guys think about : " buy & hold " in the areas like: OH, MI, TN,AR, TX, FL ?? -- and what would you invest in this area, as rentaL properties: condos, SFH ? - how big , etc. thanks

What about Navarre,FL - DEstin,fl - PanamaCity,fl area? - as far flip and flop is concern or hold and rent ( short term, vacation rental ) ?? -- was looking at condos- crazy HOA fees there. Anyone from the area or investors there? thanks Raf

Is it good idea to buy now in Vegas or waited out ?... and if yes: SFR or condo/townhouse -- and I am talking from perspective either an investor or " regular " buyer - (first time home buyer)
