@Andy LaVoy Hello Andy, your comment was very helpful to me. You mentioned REIA meetups so I was wondering, do you know where I could find and join local meeting on BP? I read I could create a group but I was looking more into joining an existing one.

@Stuart Grazier I didn’t know about turnkey companies so thank you for sharing this info with me! How can I see their references once I find one (or perhaps multiple ones)?

@Ken Eck before leaving our previous duty station (OCONUS) my husband and I were planning to do exactly what you are suggesting with the VA loan and living in the unit. We got overwhelmed by the prices in the area and most of all we had no idea of the surroundings. We had an agent looking for houses for us but nothing was in our budget. As for our first investment, we would like to start around or below $100k and then go bigger. We didn't feel confident in buying a rental property for above $200k without experience and without knowing the area (add the PCS which is an headache itself). This being said, I see you are in Texas, is there any good area (no crime it's all that matters) that you would recommend to check in Texas?

@Carlos Segura I heard really good things about Bowie and Crofton in particular. Some people suggested Odenton and Davidsonville as well. Good point on adding property management costs in the estimate even without really paying it. Thanks!

Hello everybody,

I am a military spouse who wants to invest in real estate. I come originally from Europe and I am pretty new to laws and requirements here in the USA. I am still learning a lot about this business and I am preparing myself to do my first step, hopefully in one year from now. However, I keep reading about buying houses in the area where you live is way better than a far one. As a military family member, I won’t usually be able to live in the same area for more than 3 years. That makes me step back and fear to invest, a little. The area where I live right now is the DMV, specifically Annapolis MD, which is very expensive.

Any advice on how to buy and manage properties away from your “hometown”?

I know I could hire a property manager but I am not sure I will make that much cash flow on my first deal to affort it.
