@Darcy Reynolds I would love a connection to any investor friendly agents you know in San Diego. 

@Jack Landry I have an AirBnB here in San Diego and it does afford a very healthy cash flow. I would be careful with trying to do STR with a condo in an HOA, because most won't allow it. If you can get a condo in a good area that allows STR, then I would make that my play.

The timeline for the pool was actually only about 2.5 months from the date of close. The contractor I used was extremely speedy. Not the most organized, and added a bit of extra stress with his inability to plan, but did a great job with a quick turn around.

Yes those were the numbers from December, but we were only at a 54% occupancy. I ran the numbers and without the festival influx and based off neighborhood comps and the previous few years STR data, I believe we will be able to be profitable in the slow months. Then absolutely crush it in the busy season.

Also the HOA that the property is in welcomes STRs and they even promote that they don't have any STR restrictions. The TOT is high in Indio, but AirBnb just passes that cost on to the guest and pays the city on your behalf.

Great question, and it’s honestly easier than we thought. @Erica James interviewed a few different cleaners and once we found the team we liked we hired them.

We have the others as backup, but the team has been great so far.

They charge by the job, but the cleaning fee we charge covers their cost and then some. We keep the extra for reserves and replacing items as they wear out.

We really just use two main ones. We use SmartBnB for communication and price labs as our pricing software.

I wish it was more complex than that, but it’s really that simple.

@Todd Goedeke it’s a 3/2.5 that’s about 2000 sq ft.

Once you count down payment and cost of furnishing, we’re in it for just shy of $82000

@Joe S. With the right software it can really make the self managing job easy. There will always be small amounts of communication that are guest specific, but an automated messaging service really helps remove the burden. Also a well trained cleaning team is a complete game changer.
