Shalanna L. Pirtle thanks for your time. I purchased the property for $239,000, it's a 2 unit home each unit rent for $1,150, my income would be $2,300 and expenses $1,550 leaving me with $750 monthly. The houses around this area sell for $255,000-$450,000. Rent around this area can go for $850-$2500 depending the amount of beds.

What's up INVESTORS! I'm novice Philly investor to the buy n hold universe. Just did my first buy n hold purchase and want to know if I was over priced. I want to know what would be a good price to start a purchase.

This property I just acquired is  2 unit property. It has 3 bedrooms in each unit, I have 1 unit fully rented out, that been said I live in 1 unit but have 2 bedrooms vacant. I would like to know if I can rent those 2 bedrooms and create a lease for those 2 bedroom.

I purchased a multi family home in Philadelphia around a university.started my first property as a owner occupant don't know the rules. I want to know can I  be held to any legal charges if I rent out one unit and decide to stay in the other unit but rent the available rooms.
