How do you find a company that finances a sixplex?

I’ve called about 5 credit unions and all said they don’t give this type of loans.

Also called many online companies that say they give investors loan but than come to find out they only give for 1-4 units.

The ones that offer these types of loans will charge me too much since I wouldn’t be taking more than 600k.

Do you have any company that would finance an investment property that has 6 units and cost $400k? Plus makes a gross of $5,600 a month?

I am going to an Auction tomorrow. I have collected and read all paperwork attached to the property under the Judicial Branch webpage plus received a title report from the attorneys office that they have to contact with questions.

What else do I need in order to minimize my risks in order to bid on the purchase?

I know there are liens on the house ( property, water, sewer, common charges)

I don’t know if I will pay attorney fees and court fees. The attorneys office told me the plaintiffs will pay for those but still not sure.

Would anyone have any inputs?

@Dawn Simpson thank you Dawn for sharing your experience. Besides our mortgage we do not have any other debt. No credit cards, no college loans, no car payments.

We have some money put aside and just trying to see what makes sense.
