Hello BP. 

I Have 5 Rental Properties I bought with credit cards from the range of 13,500 to 15,500.

I invested 2,000 to 18,000 into my property to get them rent ready.

I believe the property market value range from 45,000 to 70,000

I now have 100k of credit card debt and I would love to cash out refi all my properties. And buy more. 

I am stuck because my credit score has drop because max out cards. 

I have never been late till now knock on wood.

My rent range from 900 to 1266 a month 

I have a net income of 5200 a month before expensive from my property a month. 

My thought about just paying them off with the income but that will take me years and the interest will kill me. 

Any pointer BP.

@Shawn Crawley thanks buddy. But I'm so confused cause I download a few of them that had good rating now I heard something about you have to use of a professional one like what an real estate agent would use. I just a little confused with that. And not sure what are the best exit strategies to put on the contract

Im curious more into the way that you have invested in better neighborhoods. Do you do the 65% to 70% formula minus repairs.

I manage everything myself. I've found that to be best. I've been threw 5 property managements I would never do that again. Now I build relationships with my tenants and my contractor. I have my contracts work and get pay after work is done and tenant sign if there happy with the work. I've found that to work best . How about you@Aqil Dharamsey
