@River Sava sorry for the late reply, not turnkey. They where both just standard buy and hold properties in my local market. I was able to get in when rates where 2-3% so cashflow was easy to achieve back then. Now it seems to be a different ball game with rates being so high. 

Anything on the MLS seems to not have cashflow in them and if something does look like a great deal it doesnt last. Reason why i have started looking at a potential BRRR strategy and looking outside of the MLS.

Hello BP! I am a fairly new RE Investing. Currently self manage my own 2 Rental properties and seeking for my 3rd investment property this year (hopefully). I am Currently enrolled on a Real estate Broker course and learning a ton, so hoping to take the test next month.

I have been looking at the BRRRR strategy but not having any rehab experience puts me somewhat hesitant to do this.
is there any experienced Fix/flip investors out there willing to give a crash course to somebody looking to get started? 

im more looking to make sure my calculations are as close to spot on as possible for our local market. (ARV, appraisal, rehab costs etc.) Do's and Donts, common mistakes etc.

Im Possibly looking to do a BRRRR with a foreclosure purchase in a A or B Class Area.

I agree, its definitely possible but in todays Market it may be somewhat difficult to find somebody to partner with, it would have to be a really good deal on their end. I would recommend starting with friends or family and asking them if they are willing to make the deal happen with you. People that already know and trust your character may be an easier reach. As always, as with any deal you should always draft an agreement upfront that clearly states who gets what and what you are signing up for so that there is no issues down the line.

If you already tried that and had no luck, I would Encourage networking with like minded people in the community that would be willing to dive in. Don't get discourage and keep at it. Best of luck !
