Im not sure how closing costs calculate out there but my idea was similar. 10k down, 209k property, dunzo...live-in tenants paying my monthly rent. 

Mind you I am in the Portland Metro area one of the craziest markets right now. My closing costs ended up being 16K and because I wanted the property so much I had to pull from my extra savings. If I had not had that I would have to go down to a much tinier loan amount. 

Luckily our market blew up after I bought the house at a very low price so I just sold it this may and made a great profit, however, I am already budgeting for some east coast properties and I am a doing this all by myself as well so I need to ensure that I can take a loss without having to run back to mom, not that she would help me out haha. 

I just recommend if its just you then you might want a healthier amount to start out with just for security reasons. Many factors that affect real estate investing are about to take place end of this year so my personal plan is mad savings and studying until we can get a grasp on the market and new tax bills in place.

 Thank you for your helpful comments. Yeah I've been watching the tax bill headlines. I really hope the new tax laws won't work against me.

I'm going to need actual solid examples and numbers to go with the idea that a 1031 Exchange is not one of the many paths to real estate riches. It definitely is, unless someone can come with numbers and examples to back that statement.

 What I can also do is partner up with my mentor (investor) on my first deal just to get some cash flow so that I can continue to save for the 2nd property; my mentor could chip in another $10K, and we could even buy out of state since $100K MFHs up north is virtually nonexistent unless it's way out west in my state, or a dump altogether. 

That's why I laughed at the troll. That person has no idea who I'm connected with and what strategies I have thought up.

Another option is to find motivated sellers who will do seller-financing.  less money out of your pocket.

Honestly, you should try to save up some more money so that you have more options and can get in a good property/deal.  With more money, you have more leverage.

 How much money do you suggest?

You can do a lot with $10K starting in real estate. This person is a troll, and clearly, not a very creative or financially intelligent one. I feel sorry for you. Maybe if you fix your nasty attitude, I can share what some of those alternative ways are.

People that come in trying to be negative are hilarious. There have been people that have invested $7K on their first property and 10 years later were wealthy. You can get rich starting out with nothing, ha! It's about being creative and financially intelligent. Clearly certain people are very narrow-minded and closed-minded, and probably failed themselves and that's why they're wishing I will fail. I will NOT fail. I have already decided that I will achieve wealth through real estate. Once I've already made a decision to do something, I do it. Your negativity and smartass comments is no match. Sorry. I'm already there.
