@Tom Ott Thanks! Since I live in central Wisconsin and I'm fairly new to the industry, my goal is to stay in this area for property purchases... unless a great opportunity is presented elsewhere!

@Bob Green this particular property could be rented out as is after purchase, however if financing allows there are a few minor updates I would make to it!

Hi all!

I have been marketing for several months now, sorted through multiple leads, and am looking to purchase my first deal! My original plan was to wholesale my first several properties, but I really feel this one I've found would be great as a long term rental. Ideally, I would like to avoid getting a loan from a bank, and would rather find a private investor or partner to share the deal with that could buy with cash.

I've been searching for some time but haven't found anything. Does anyone know of a private lender or willing partner in the Fond du lac or Fox Valley area that would be interested in hearing about my opportunity?

Scott Schultz, the buyer is very motivated so I'm sure I could negotiate a short sale easily. However I've never gone that route and am afraid it might be complicated. Also, the property is vacant now, so I'm concerned about the upcoming winter months with the utilities being turned off. Do you think the short sale hassle would be worth the lower price?

thanks a ton for the input, Chad! Your post has me concerned about my ARV calculation accuracy! Do you finance your rental properties? If so, do you have any advice for that? Ideally I would only like to turn and burn a few, then start buy and holdsell for cash flow.

Hello all!


I am a new real estate investor in the Fox Cities/Green Bay, Wisconsin, and I've been marketing for leads for about 3 months. I've been working on a lead with a potential seller for about a week now, but I'm have difficulty picking an exit strategy. Hoping someone can provide some insight!

Property is in default (pre-foreclosure) right now. 80k balance left on mortgage. Only minimal repairs required (less than 5k). I've done comparisons myself and ran the property through REI Autocomp (property analysis software) and have come up with an ARV of 120k.


I feel the numbers are a big tight to wholesale. But I'm wondering if anyone thinks buy and hold would be a good strategy for this property. I would prefer not to get a loan for the property in my name, so I would likely look to have an investor with cash to partner with.

Does anyone have thoughts or advice to offer? Any would be appreciated.
