Thank you all for the information. We want to find an excellent property management team as soon as we figure out a location. Right now we are looking at Huntsville, Al (and Madison, Al) and the places I mentioned above (Tennessee and Myrtle Beach). We would like to live near our rental properties as we start out on our REI journey but plan to make investments further away as we gain experience.

We don't mind moving because we are in California and we can get way more for our money once we move out of state. We have quite a bit of equity in our house here and plan to use that toward a few rental properties. 

Anyone have experience in Huntsville/Madison Al area?

@Courtney Thomas yeah, I’m a little nervous about the winters in Michigan. I’ve only been to the snow a handful of times and I’m not sure I would survive the harsh winters. I’ve heard so many great things about Grand Rapids that I might have to get over my warm weather preferences and give it a shot. Thanks!

@Dylan Vargas those all sound like great places! I definitely prefer warm weather. I haven’t thought about west coast of Florida. Or Alabama. I’ll definitely look in to that market. Thanks!

If you had the opportunity to move anywhere in the US to start investing in rental properties, where would you move? My husband and I have the flexibility to move anywhere in the US but we’re not sure where to start. I’ve been looking at the Carolinas and Georgia. We have two kids so we want to be in a safe area with good schools. Currently living in California (too expensive where we live).

Just spoke with a lender. I found out my income to debt ratio isn't high enough to take out a heloc. I'm confused bc I should have access to at least the $185k that I put in to it, right? I'm a total newbie so I really have no idea. The only debt I have is the balance on my home loan and my car loan. No credit card debt. Besides a private lender, what can I do to get money for a down payment on a property that I can move in to and use my current home as a LTR?
