Does anyone have a recommendation for someone who can replace/ repair a flat roof on a row home in Baltimore city? Approximately how much would it cost? Thanks

Got a tenant for my best property after my 6-year tenant had to vacate. Increased rent from $1735 to $1975. New tenant is a federal government employee - hopefully recession proof

I bought a property next to a neighbor very similar to this one. Our tenant was great; very respectful, always paid on time - a really wonderful lady. Then shortly her tires were slashed; couldn’t proof it was him. Then he called the cops on the tenant and said that she had thrown trash over the fence into his property, and shortly it became one issue after another. Six months down, our tenant walked away. Needless to say, we sold the property and walked away too. It was not worth the annoyance.

I have 7 rentals and all of them have been making their rent payments.

What are your goals? Is it to buy and hold real estate? If so, I agree with the person who recommended to refi or get a HELOC to unlock the equity and continue to invest. Selling the property ( even with tax-free capital gains) would not be aligned with your goals.

Also, I do not think you necessarily need a PM. I own 7 properties and I generally spend less than 3 hours managing them most months. When something has gone wrong it may take me all of 10 hours. Also, being your first property it will help you understand what to expect quite some bit before you get a PM in the future

I have some investment properties in Baltimore city and some in Baltimore county. The city rental property laws are more friendly to the tenant. You need to recognize that 20k properties attract a certain type of tenant and you may have to evict 3 to 4 times a year and also the water and tax bills in the city are ridiculously high.

Hello, do you know if any banks that participate in 5 - 10 property mortgage financing in Maryland? I am interested in purchasing a property and am considering this option first if it’s available. Thanks
