Congrats on your purchase, hopefully you will get your problem all sorted out. You can still do comparables to see if the rent numbers are valid. If you can also get the actual tenant contracts from the seller agent/owner that would be better to validate the real numbers. If nothing is in place, then be prepared to negotiate/discuss with the tenants to have a contract with longer lease and your house rules
