We are negotiating an off market deal of 5 total doors between 2 lots, with one owner. 

Is there anyone here well versed in creative financing that I can pick their brain about how to structure this?

PP is going to be $1.2M+ and we'd like to have owner carry some of the debt ideally, in order to not have to put 20-25% down on the purchase....

Anyone willing to jump on a call with me to run through options on structuring?

We have an opportunity to purchase an off market deal containing 3 homes on one lot. Seller owns it outright.

I'd love to explore owner carry and any other options for creative financing. 

Suggestions are welcome! This would be our first non traditional lending deal.

We are open to bringing on a partner, etc.

Thank you. Currently there is no internet at the house but seller is open to getting something set up to accomodate a camera. The trail camera suggestion is a good one!

Listing a home in which we need security cameras for 2-6 weeks. Home is vacant. What is the best service for this?

Fake cameras will not do, we need something that will record activity.

@justinrockitter How did you narrow down the markets you wanted to invest in? I am starting to compare markets now and it seems daunting as there are A LOT of options

Has anyone had luck refinancing a BRRRR in the last 2 months?

I am having a hard time because:

-I am self employed

-Title is in my husbands LLC and I am not part owner of that LLC (he's adding me to it today)

I've been working with Axos bank for the last 2 months trying refinance and they just told me they can't get the loan approved. 

@Matt M. just finish work. Flooring, fixtures, tile, we are super close to being done but would prefer to just be done with it and not lose anymore money. I do have it out to the realtor community to see if anyone has a client looking to take on a project and willing to finish it but not needing the margins a flipper would. Any suggestions are greatly appreciated.

@Michael Glaser much appreciated. I am actually an agent with Compass as well. The good part is I can waive my commission.

We owe $493k on it and have $129k of our own cash invested into it.
