@Cherie Ganesh @Wesley Read Thanks for the input. The downtown/midtown areas definitely attract the most visitors but they also have tons of established Airbnbs... striking the right balance is kind of tricky.

@Jackson Long That's good to know... do you mind sharing more about your location? Are you north or south of Jackson? Are you east or west of N Watkins? These seem to be the dividing lines with a few exceptions.

Newbie investor here. My husband and I recently relocated to Memphis, TN and are planning to invest in rental properties. We want to ride the Airbnb gravy train for as long as we can. What areas would you recommend investing in for Airbnb? Our top priority is obviously cash flow but we also want to make sure the property would work as a traditional rental in case of future regulations. 

Here are my general thoughts on a few popular areas...

1) Cooper Young, Downtown - over saturated, a bit too pricey

2) Vollintine Evergreen, Binghampton, Crosstown - Affordable, convenient location for visitors, less saturated, some streets are better than others...

3) High Point Terrace, Waynoka, Chickasaw - Great location, less saturated, somewhat affordable. 

4) Berclair - Super affordable, very street x street... probably too risky for our first purchase. 

Anything I'm missing? Any hidden gems I am overlooking?

Also FYI... If you go to https://www.airdna.co/ you can access a demo version of their "Investment Explorer" program for free. You can see performance metrics for all Airbnbs in state of TN. It's a great way to "spy" on other Airbnb rentals.
