I agree, but only for the right price on a property. Unfortunately, I've heard the biggest issue for investors is all the apartments that are being built so it's hard to compete with the price. I was looking at properties early this year but decided against it at the moment. When I decide to start looking again I'd probably look at 2 bedroom and/close to campus.

Say I'm wanting to buy a house. The backyard has a extra tall chain link fence and the house next door has a pool that's drained but is loaded with huge rocks and has really tall shoots of grass you could see growing in a swamp. My concern is a child falling in and snakes. Is this something I could let the city know about? Is this legal to have in a neighborhood?

The market in the town has been growing a lot in the last few years. Rent has gone up (and will continue to) and property prices have increased (and will probably continue to). The town is growing. The rule of thumb, the lowest what I've seen in the town is (220K x 0.0082 = $1800/month).

I guess my question is how can one do a rule of thumb with a growing market?

Considering buying a duplex as primary residence. Cost is $220K. Putting 3.5% down for FHA. Mortgage which includes PMI insurance, taxes, house insurance, principal, and interest is $1,570. Rent for one unit is $900. So $1800 when we're no longer living there. Deal or no deal?
