My business partner and I are at Rod’s event in Denver this weekend.. wondering if anyone else from the BP community is here also?

Recently got funded by a private money lender for 75% lending. My partner and I are looking for a bridge lender to fill the gap.. combined we probably have $5000. Any comments suggestions welcome..

@Michael Dang we’ve done that and there is some room to raise the rents. The biggest issue in the units is functionality. A simple need for storage and the rents are below the comps and I think the few additions we could add to make the space much more functional is worth the rent raise to bring them to market terms.

@Greg Dickerson thanks so much! We’re not working with a broker there is an agent on the listing. I have a todo sheet for the lender of things I need to submit to complete that part. The appraisal will be done at closing.

I recently got approved for private funding. My partner and I are looking at an 8 unit in Jacksonville, Florida. We're newbies and need some advice on the next steps to take. Contact the listing agent? Send an LOI? Wait for the appraisal to come back? This will be our first deal if we accept the CLA terms. Thanks BP

@Steve Hall I did know that I was moving to Jax, thats where my partner is. He works for a single family flipper there. We are still trying to build a team in CHS, that is our end up point. We would like to invest in both cities but Jax will be our first investment. 

I’m curious who is flipping in Jax, Florida. I just moved there and want to get in and get my hands dirty.
