Hi I am new to property managing.  I have three different tenants all paying separately for one house.  Should I each have them all sign the same lease or should I create three separate copies ( exact same text) and have them sign it?

I am looking to do a fall project on a fixer- upper to hold and rent. 
1. Can anyone offer insight into whether or not I truly need a gc?

2. Also what are the best questions to ask when vetting any contractor?

I am about to take my real estate license test solely for the purpose of saving money on fees for my rental investment purchases. Can anybody recommend a broker that would be willing to take me on knowing I only want to facilitate deals for myself?

Hi I recently had a tenant pay a full year rent upfront. Now my prop manager is saying he can only pay me monthly and not give me the full years rent as it is not legal. I have done zero research into this but figured I’d start here. Any insight?
