@James Ma do you have any advice for the offer? The tenants do kind of seem like they want to game the system she has been evicted before and knows she can ask for up to 6 months to move but I’ve been trying to work with them to see when they’d be able to move. I don’t think she’s worried about another eviction on her record though. I’ve been trying to establish an agreed upon date to move by but they keep going back and forth first they said they were looking but they won’t agree to a date.

@Theresa Harris thank you for the advice! If there are damages / lost rent beyond their security deposit would you recommend trying to recoup that?

@Adam Martin thank you for the advice! I increased from 800 to 1000. And do you mean serve them another notice to terminate their tenancy effective Jan 1? I’ve been trying to get in contact with someone at the court but I’m not sure how to. I think they are closed (weird timing but I was supposed to have jury duty tomorrow and they canceled that).

Hi @Mike S.!

I called the sheriff, who told me all evictions were on hold through Friday (the 6th) and now they are extending that through December 31. (This excludes evictions for drug related issues and emergencies)

Thank you both for your responses! When I googled possession vs eviction it seems like this is the first step to eviction so I'll have to wait until next year. In the mean time am I supposed to accept the partial payments?

I recently purchased my first investment property (a duplex where the rent hasn't changed in 6 years with two month to month renters). I intended to do work and renovate building + occupy one unit. I gave the proper notice to terminate their leases and the tenants said they needed more time (but would not agree to a date to move by). Since this is delaying my ability to make improvements + I need to pay extra for my lease to go month to month I provided a notice of increase in rent. One tenant says they are not going to pay the new rent they are going to continue to pay the old rent - they specifically said they want to settle this in court. Evictions are on pause in St. Louis through the end of the year so I can't begin the eviction process. Any advice for how to proceed? I'm looking into lawyers now but want to see if anyone has experienced this.

My real estate agent suggested cash for keys but I am worried this will confuse the tenants and they will try and "use this against me" in court.
