Have a possible wholesale deal and need help with evaluating repairs and what to offer seller.

House was built in 2002

4 Beds, 3 Baths 

2,300 sq feet

6100 sq ft lot

Comps around $350k

Outdated with wood floors, gold fixtures, and yellow walls but no major damage.

Looking for resources and tips to start out wholesaling in Las Vegas. Any local investor meetups? Any recommendations on purchase and sell and assignment agreement forms/clauses for this area? 

Also looking for a real estate attorney that is familiar with wholesaling.
