What are apps you can't live without when it comes to real estate and analyzing deals? I really like Deal Machine and Land Glide! 

What is a standout factor that will immediately turn you away from analyzing a fixer deal any further?

I want to purchase a lot with some very old easement restrictions- I am in the process of talking to the city to see if these restrictions can be lifted, or is they can't what exactly the restrictions impose. 

Has anyone else ever attempted to remove an easement, what was the experience? Any Advice?

I'll start. I want to be consistently flipping properties at least 4/year. I also want to have a large network full of other investors and like-minded individuals. 

Those who plan do better than those who do not plan. Looking to hear from experienced investors. What were the largest obstacles you encountered when you first started, and how did you overcome them? Is there anything you would have done differently looking back?

Both are same price. Would you buy an out of state 4plex (AZ), or an in-state single family fixer (CA)? My husband wants an out-of-state buy and hold and I want to do a fix and flip in San Diego.
