As of December 3rd, there is a nationwide injunction against the BOI reporting.   I know that doesn't answer your specific question, but hopefully it makes it a moot point.

Will this be available to watch (live or recorded)?

Is this home in SA proper or one of the suburbs?  I have a rental in Schertz (not by the train track), but properties that are near the track still do well.  Those properties are also near Randolph AFB, so there is frequently noise from flight training.  Despite both of these, properties in this area are selling in 13 days.  (Interest rates may soon change that though.)  If you want to post the address, maybe local investors can give a more specific answer.

@Costin I. I do something similar with my properties. I have a realtor friend post the home for rent on MLS. Agents show the property using a key lockbox. The showing agents generally have done some pre-screening on their own just to make sure their client isn't wasting their time. When I get an applicant, I do my own screening, application, etc.. Once approved and moved in, the showing agent receives a commission of about $500 or so. The commission is listed in the hidden notes available to agents, so they know they will get something for their time. This system has worked very well for me.

I have used Inspector Clouseau for our rentals.  He's very thorough and easy to work with.  I'm planning to use him again on my next purchase.

Thanks @Matthew Paul for the response.  I am well aware that it is more profitable to do fixed pricing vs cost plus; but I also know there are honest and transparent GCs out there that wouldn't do what you described.  I worked with one previously in another city that was one of the most honest and transparent people I've ever met.  Unfortunately, he's 6 hours away.  My project is significant enough that a GC will make a sizable profit even with cost plus.  I am also aware that I'm searching for a "unicorn", but maybe, just maybe, someone in my area has a recommendation.  That's why I posted the request.

Hi BPers

We are looking to do a significant remodel of our primary residence  (a 1400 sqft addition plus remodeling of most of the house) but are having difficulty finding a GC that uses cost-plus rather than fixed pricing.  I'd greatly appreciate any recommendations in the San Antonio or New Braunfels area that use cost-plus.  Thanks!

I only use Cozy.  (I previously used erentpayment and never had a problem, but that's another topic.)  There are a number of rent collection websites that make the process super easy.  As a part of my application, I tell applicants that I require that payments be made online by debiting a bank account.  Haven't had any problems.  I set it up at the start of a lease and don't really have to think about it again.  I've been fortunate (and with thorough screening) that my tenants pay on time or early.   I doubt I will ever accept payment any other way.  Absolutely no cash nor will I drive around town picking up checks!
