I inherited a very rundown property. My dad and I fixed it up over the last two years, and it has passed all its inspections and meets the code requirements for me to get a renter in there. I have no idea what kind of paperwork or lease agreements I need for a tenant. From what I understand its quite alot when it gets into things like pet agreements or possible lead based paint disclaimers, stuff like that. I intend to manage the property myself, I just need advice on how to list the property, and which documents to use to protect myself against potential problems, and ensure a fair and legal lease agreement. Any advice would be greatly appreciated.
