@Keshia Romelus Not so much hartford in my opinion. In New Britain I see growth, right now the largest fuel cell Installation in the world has begun being built bringing a ton of jobs to the city.

@Keshia Romelus certain streets in the west end of Hartford are actually very nice. This is the only area of Hartford I would personally consider. I am not familiar with Bristol/Meriden. I have property in New Britain which also has its good and bad areas. West end of new Britain is good, neighborhoods near CCSU are good.

Great work on this!

There is a lot of baggage here- Do you have any other applicants? Will they be paying the water bill?

WOW - thanks for sharing! If only the guy who wrote this article knew the other side of the story and lived a day in a landlords shoes, maybe he would be singing a different tune.

Hi David - I am also happy to recommend my agent. Feel free to message me! I recently bought a 3 family in New Britain through him.

@Drew Heiss

I don't have anything about vaping in my lease. I haven't had any issues with it knock on wood -  Vapes do not stink like cigarettes so it is really less of a worry to me personally!

I dealt with this in a condo I bought from a smoker.

1) Open windows

2) Definitely rip up any carpet that may be there

3) Put on a mask- Clean and scrub walls/windows/floors/trim every surface in the house with bleach/water mixture. You can also look into TSP, I've used this for cleaning surfaces before. You will see the nicotine on surfaces.

4) Paint ceilings and walls with an odor blocking primer/paint. I believe I used a kilz branded primer.

Do not lose your temper with a tenant, if you react to their nonsense it will show vulnerability.

I just gave a tenant a non renewal of lease notice face to face since I live in the building. It did not go well -  she began screaming at me and threatening me. I did not scream back and just left and told her I am not going to be spoken to the way she was speaking to me.

@Jake S. @Jaysen Medhurst

Thank you both for the insight! I will be giving her a non renewal letter this week. Let’s see how this goes!
