I too am just getting started in real estate investment, so consider some advice is worth what you pay for it. Also, my research has been limited to OKC because that's where I live and where I want to get started.

I have been researching the Oklahoma City market and real estate investing in general since the last half of December. I've been primarily speaking with realtors and buy-and-hold investors. My property research has also been primarily limited to MLS listings as I haven't yet investigated other acquisition methods.

I'm finding the market is picking up steam. Consider that, according to MLS data for the month of January, closed/asking price was 115%. Average DOM is, or was recently, at about a 4 year low. And the investors I'm speaking with are confirming this. They're seeing increased occurrences of multiple offer situations and increased competition from investors and OOs alike. The rentals in my area (Edmond) are snapped up quickly and in my research area (NW of downtown OKC) there is much more demand for rental spaces than there is supply.

The Oklahoma City metro area is pretty strong as well. Increasing employment (energy, aerospace, healthcare), pro-business city government, increasing commercial real estate investment.
