Thank you all for this information, I believe I can move forward soon

Hello, I could use some advice on how to acquire funds from someone like Funding for Flipping, I need capital at least 40k to get started, the investment group I'm with has the houses to flip and I need money to invest in the flip, the average flip takes about 4-6 months from start to finish including the re-sale of the house, and on average our investors make about 30 k per flip 20k on the low side 60k on the high side, so I just need a way to get started, any advice is greatly appreciated, Thank you

I have $12,000 cash in which to work with, what would be my best way to invest that? what's the best way to find good solid properties ? I live in Casa Grande,Az. most of the houses I've seen here are listed at or above their value, also I now in order to bid at auctions I need cash,so any information on where to look for good deals besides a realtors website is greatly appreciated.thanks

Thanks James and Percy , I just withdrew my offer on the property earlier, and thanks to your suggestions I think I saved myself from making a big mistake on my first flip. Now it's just a matter of finding a property that works for me. I'm new and learning , thanks again

thank you James & Shaun, I think I may have to pass on this deal, it seems like there is little to no profit to be made on this deal, I would have to purchase it for $40,000 to make any profit

Thank you all for the information. I'm currently trying to purchase my first home for a fix & flip the asking price is 50k I'm going to offer 40k and hope to meet in the middle at 45k  with rehab cost around 5k, my real estate agent says we should be able to resale between 60k and 70k, my problem is finding a lender that will loan me less than 50k , I think I may have found a lender to do my deal, just have to submit the deal them once I get it under contract. wish me luck, this site has been very helpful, thank you all for the feedback, much appreciated. I'm hoping to make it to the AZREIA on the Nov. 14th

Can I finance a reo home?
Hello, I'm new to real estate investing and would like to attend a few real state investors clubs & networking clubs that meet on Saturdays , work 2 pm to 10 pm mon-fri so a weekday meeting is not something I can do at this time. I'm also looking at starting out with wholesale deals. Any information is greatly appreciated . Thank you
