My girlfriend and I have just moved to the Columbia, SC area (Richland County) and we are ready to hit the ground running on some residential real estate! We have flipped mobile homes in the past in other states, but are looking to get into more "stick home" investing here in South Carolina. We have already found a few interesting deal prospects, both on and off market, and are really interested in finding a local real estate agent/broker who shares our knowledge and passion for investing. Any BP'ers have any advice for how to find a rockstar like that in a new area?? Or anyone have any recommendations of RE agents or brokers they have worked with here? Any help is greatly appreciated, let's connect!!

@Derek Carroll I understand. It’s not so much ā€œmaking them buyā€ that I’m concerned about. I was more so wondering what happens when they sign on the dotted line saying ā€œI agree to purchase this home for ā€œxā€ amountā€, and then decide to back out of the deal. Just seemed odd that they were able to back out so easily, and those documents/signatures were then disregarded completely. Thank you for the input!

@Mark H. Porter thank you for the response! In general, at any point are they legally obligated to purchase the home for the price they agreed to (by signature on the closing docs)? Or are they tied to the deposit only until COE?

At what point in the escrow process is the buyer no longer allowed to back out of the deal? Or can they technically back out at anytime before the close of escrow? Thanks!

@Chris Trupiano also, really emphasizing the wood elements you already have (like on the railing cap) will do WONDERS. I would also recommend some wood shutters as well as gel staining or wrapping those few posts you have in the front with wood. Sorry if this is way too much advice, I just can see this so clearly and it’s gorgeous! lol šŸ˜†

@Chris Trupiano I think you have the right idea! I agree with Nicole that the choice of white might be slightly too cool, especially for your style of home with the stone walkway. I would suggest Shermin Williams ā€œAlabasterā€ for your main exterior color (it’s a very warm, off-white) and Sherwin Williams ā€œPeppercornā€ for your trim. Stark black trim tends to be a little harsh, Peppercorn is a dark charcoal color that will add a little more softness while still achieving the main goal of contrast and avoid any harsh/cold tones! Not that you were asking, but this combo looks great with an ā€œArtichokeā€ colored door (also a paint by Sherwin Williams). Best of luck!! You have a beautiful home 😁

@Jo-Ann Lapin I totally agree! Funny thing, I actually came across you and your partner a few days ago while looking for hard money lenders who include mobile homes in their portfolio, and I could see all the signs of success among you and your clients! For now, my partner and I are focusing on MH on rented land but would definitely be interested in discussing a future opportunity to work with you both on a project that includes some land! Would you consider lending out of state?
