i do currently pay for deal machine and have recently gone to the tax assessor website to look up owners. thank you for your suggestions i definitely will use them moving forward

It is currently vacant. I talked to the owner last evening and he wants 400k for it. To me it just seems entirely too much. Its zoned AB2 which technically gives it the ability to operate as a business but it shows up in public record as a single family home. It an older building when the rest of the area is coming up. He quoted a property literally around the corner going for 500k so he feels his 400k is more than reasonable

So i recently came across a property in downtown Lawrenceville, Ga. The owner posted a FSBO and i contacted him asking if he was willing to sell. i am completely unsure on how to run comps on this property. its strictly commercial, it used to be a barbershop. how would i go about not losing this lead and making a solid but fair offer in which i can wholesale it and still allow the buyer to make a profit? Thanks in advance for any help.

I'm new to bigger pockets and the world of Real estate investing in general. I'm looking for my first property to fix and flip, or at least hand off to a seasoned investor to prove my worth gain some brownie points and watch and learn. I've been using the Dealmachine app to find owner information. it gives me the option to start mailers to the location or (the option i've been choosing) get the owners name, known addresses, and recent phone numbers associated. I keep running into the issue of outdated information, old phone numbers, addresses. Since most of the properties i've added are distressed almost all have absentee owners. i've even taken some of the names i got and put them into Facebook. Any suggestions on change in strategy are welcome. thanks in advance.
