It's awesome that you're looking to get started with house hacking a duplex. I did the same thing last summer in southeastern Columbus and it's been working out great. 

There's a lot of good advice posted already. I would add that the most important thing to get started with your first deal is to not overthink it and to go do it. Trying to get the math exactly right probably isn't going to happen on this first deal, largely because you learn a lot by actually going through the process. Talking to an experienced real estate agent, lender, and insurance agent who can give ballpark numbers of what to expect is really helpful. Aside from that find general conservative numbers you can use to calculate the other expenses and start making offers. 

The big advantage of house hacking is that you have a lot more flexibility in case something does go wrong and even a bad deal will likely save you a lot more money per month than renting somewhere else.

@Robert Ellis Thanks for the input, I'll definitely take that into consideration when it comes time to find a tenant. 

I'd say you're right about Peter not managing in that area, I plan to self-manage as long as I'm living there. Mitch said he does manage in that area so I'd probably reach out to him when the time comes to bring in a property manager.

I'm looking to get started in real estate with a house hack in the Columbus area. I found a duplex in Glenbrook in South East Columbus. It has a lot of positives about it but my biggest concern is the area. From what I've seen I would say it's a class C neighborhood.

Does anyone have experience living in or renting out a property in Glenbrook or South Eastern Columbus in general? I really appreciate any feedback you have.
