@Scott Innocente What are the typical Closing costs on a Windsor Property? Do I go by a % of house cost?  Do Agents make commission from the buy or the seller? or both?

Hi everyone,

What does the paperwork/process look like of you want to partner up on an investment property?  A friend of mine and I want to go 50/50 on an investment property, but I have a few questions on how this works:

-> How does the pre-qualification for a mortgage work if we are 50/50 owners?  

-> Would a 50/50 split contract be included in the regular lawyer/realtor fees when buying a property? or would this be separate?

-> Any other concerns for paperwork payment for a 50/50 split partnership?  

We are located in Windsor, Ontario.

Hi Bigger Pockets!

Are there any Tax Breaks/secrets for investors in Ontario Canada, or Canada at all for that matter?

I have heard Robert Kiyosaki say many times he doesn't pay tax on his investments, but that is the USA.  Any similar scenarios for Canadians?

Hi Everyone,

I am from Ontario, Canada and was wondering if there is a benefit to getting a Real Estate License for an investor?

I am fairly new to REI but am interested in potentially getting a realtor's license if there is a benefit.

With power of sale they are required to get fair market value. It's not like the foreclosure system in the US where you can get them at a substantial discount. You want pre power of sale, the owner will atleast receive some money instead of loosing it all. And you will receive a property with built in equity.

Hi @Scott Innocente,

I am looking to invest in some real estate in Windsor!  I have lived in Peterborough, Lakefield, Guelph, Toronto, Vaughan and Richmond hill in the past 6 years.  I think Windsor has lots of potential for the future and think its a good place to start my portfolio.

What kind of property would you recommend for first timer? I would love a house-hack type setup, where I live up top and someone rents the basement.  Are there a lot of those in Windsor available?
