Post: Cleveland Area Bank/Credit Union Recommendations for Buy and Hold

Please share your best local bank/credit union recommendations (with loan officer contact information) for buy and hold residential lending. I have two larger lenders that I've worked with, but would also like one that is local to the Cleveland area and potentially smaller and investor friendly. I just went under contract with a property and will likely have another next week. Thanks.

Anyone ever had a seller begin dragging their feet, well beyond the target close date? I (end buyer, not a wholesaler) have a duplex that I entered into contract on in May and the seller and agent are becoming non-responsive. I recently learned of a process to file a memorandum of contract/agreement, but have never filed one before. I plan to reach out to a real-estate attorney too since my agent's only thought was to sign a mutual release and try to get my EMD returned. The numbers on this property, both current cash flow and future appreciation meet my criteria so I'd like to continue pursuing it. Anyone ever done this? How did it work out for you? Is there a better process that you have seen to protect yourself and possibly prevent the seller from going with another buyer?

I'm seeking a referral to any reputable Cleveland area real estate attorneys who are familiar with the residential side. I am self managing a small portfolio and I have a few questions including wanting to strengthen a lease agreement for rentals.

I use David Streeter.  He's been very good.

I know it's a hot market for cashflow, but I was wondering if I could get everyone's take on Youtuber/real estate  HoltonwiseTV.    They put out these section 8 rentals each day on their youtube that seem like no brainers for such a low cost. I understand that repairs would likely need to be made but does anyone have experience with them.    They do property management and encourage out of state investors to use them. Can anyone give me some feedback or your own experience with Cleveland or HoltonwiseTV  property management?

Hey Aaron, here is a resource I would review when checking out the Cleveland market.

https://www.google.com/maps/d/...

I would be careful of the D/F areas and focus on the B/C areas that produce strong cash flow and can be partnered with Section 8 (CMHA in Cleveland).

Hey @Joshua Janus - That's the first map I've ever seen with graded neighborhoods/zip codes for an entire City. Did your company create that map or is that available somewhere on the web for anyone to access? What inputs went into creating it?

Lol - A lot of copy and paste from The Ultimate Guide to Grading Cleveland Neighborhoods.

Thanks for sharing the guide. Has enough changed in the last six year to release a new guide or is this still mostly accurate?
