Does anyone have a great recommendation or referral for a real estate attorney?

Needing to review legalities for a private lender and draw up documents that outline our potential deal and partnership.

Has anyone had great experience with a lawyer they would work with for a lifetime?

How does one compare the price between a sfh and a duplex with the same square footage, and finishes in the same neighborhood? The goal here is to analyze the value of a duplex surrounded by SFHs. Should I expand the search radius to find other duplexes to do a proper analysis of the comps?

Seth Nadreau I understand that interior finishes and the breakdown of the space used can be a big differentiator (a large living room is worth less than a living room + additional bedroom or bathroom) — but are there other reasons someone shouldn’t considered price per square foot?

Needing guidance on a potential opportunity to help my grandmother.

She wants to sell her 2 bdrm + 2 ba condo in a (C+ - B-) neighborhood - (The Wingate Condominiums) in North Dallas. If you're familiar with North Dallas - it's near Walnut & Audelia :/

Her condo is in need of a full interior renovation, but she doesn't have the money for additional improvements.

Comparable condos in her neighborhood are currently selling for $90K+ (after renovation)

Questions

1) What is her next best move if she still owes 67% of the loan?

2) Should I pay for the renovation and help her sell?

  • Should I use my own money or are there other options?
  • If I help her sell - how do I estimate a fair return for both of us?

3) Should we renovate, hold and rent the property out?

  • Less inclined to do this option, as neither of us wants to be landlords

4) Should I offer her a fair price for what it's worth, then buy, fix, and flip?

Additional suggestions are more than welcome.

I'd be happy to link for a coffee - I've had several bnb's throughout the city.

I wouldn't be much assistance regarding laws and regulations, but I'm fairly knowledgeable about the most attractive neighborhoods, and revenue potential.
