@Marvin, the tables have turned and I have them sold without reducing. My goal was to sell as a bundle and I accomplished. Thanks for the advice and this was scary in the beginning. They were on the market for over 100 days and I sold them under 30.

I've tried reaching out to recent buyers, but this particular property was given to me by the owner. It's the Pittsburgh neighborhood and I've heard it's hard to sell because of poverty and especially after the market crashed some yrs agoa. Agents can't even get it sold! I've never had property this hard to sell even with a reduced price no one is attracted. The owner doesn't want to go below the property value and it's been on the market 100+ days before I took lead. I'll get it sold one way or another. Or I'll buy it myself!! The numbers are great and potential profit is over 100K!!

I have two properties on contract that are located in a neighborhood that was hit pretty hard when the market crashed. Local investors seem interested, but none responsive. The area is filled with properties bought by investors and they are working on building the community back up. How can I sell this property when investors are scared to invest in the area?

Working on my finding distressed properties to buy for landlords. Flip and fix offer on my table. Any suggestions on how to make the offer to a non motivated seller who wants to sell but not sure?
