Hello all.

I am new and just getting started. I have been canvasing neighnorhoods and recording empty house addresses and taking pics. I have so many I cant make an offer on all. What do you suggest I do. Do I sell the list or find one investor to send them to and maybe we can work some together.

I like driving and looking at vacant properties. But I cant qualifu them all. Help. Lol

Thanks. This is great info. I will look up house hacking. I dont own an asset out right at moment to put up for loan.

May need a cash partner I see.

Geesh what does good credit get you nkw days.

I also heard of funding for flipping but they charge so much. $7000 to get 50,000. Thats a no no

I guess if someone sees this and want to invest with me then get with me on msg. I did flipping for my Uncle in 2006 in Texas. So much has changed.

Hello BP,

With good credit and job, where do I start. I have been looking for wholesale deals, its taking a while. Im sure it will come. However, we are looking to rehab and sell or hold. Eventually we want to go multi unit.

Issues:

Hard Money is expensive but useful. However the issue is the 20% down payment at the same time you need money to begin the rehabs. Where does that money come from

Portfolio Lending

Do we use our credit to pickup rental properties with tenants in them under portfolio loan?

Aquire a local restoration company then use that to leverage more deals partnering with investors and contractors?

Do we use inquiries to get credit cards and use the cards for down payments? Whats the best route to get the cash needed for down payments on the loans? Other than saving your own money for years.lol

Best way to get the most out of my good credit while investing on real estate I guess is what im asking?

We are willing to partner with a mentor on our first deal.

Hello BP

I and my Brother are from Texas but now live in Atlanta. We are in Pharma and Food sales. Very successful salesman.

We want to use our Sales experience and recenty new knowledge on real estate investing. 

We have good credit 800 lowest 755 and under 46%utilization.

We are trying to figure out the best way to start and not use up multiple inquiries. Please help us with the best way to use our credit getting started. Down payment money, rehab money (is it better to use hard money? How do we get the down payment and monet to begin rehab? We have read several cool threads but never asked our own question. We are ready but need to know the best way to use our good credit without being locked out of deals for inquiries on credit and too much debt once we start. Do we put all properties under our Inc and personal gaurantee? Should we use credit cards? We even though about aquiring a local home restoration business for $250,000 and starting?? Suggestions? 

Ask away, we are open. We learn very very fast as well. Looking forward to talking with the community. Im watching the youtube channel right now. Love it.
