I am currently under contract for an industrial property in Cypress for 67,000 sqft. Was hoping if someone can suggest a commercial property inspector.

Thank you!

Hello everybody!

I am looking for suggestions on insurance brokers in Orange County, CA area. We currently have a portfolio of SFHS and commercial properties in Orange County. I am looking to purchase car, house, and umbrella as a bundle; so it would be easier at one shop.

Any guidance or recommendation is greatly appreciated! Thank you!

At the end of the day, I think it boils down to your investment objective. If you are looking to grow your portfolio, you should use leverage. However, during retirement, your objective might change more to asset protection and perseverance, you can definitely have those rentals paid off. Also, I think that money is important. But make sure that you are happy while you are investing as well! It won't do you any good, if you are wealthy, and still have trouble sleeping at night wondering whether you have over-levered or not.

Thank you so much for the information. Very helpful!

I was wondering if 1031 exchange would allow an investor going from 1 sfh to multiple mfh properties?

The reason being that sfh in Cali might cost around $1m and mfh in other areas cost a portion of it.

Hello fellow BP’ers! Happy New Year to all!

I am looking for suggestions on a great CPA that is investor friendly in Orange County, CA area. We currently have a portfolio of SFHS and commercial properties in Orange County, and some out of state. I have a current CPA; but wanted to find other people, as the current CPA is not savvy. I was hoping to find a CPA agent, who knows ins and outs of RE investing, business ownership structures, oversea assets/ investment tax filling, and tax estate planning.

Any guidance or recommendation is greatly appreciated! Thank you!

Hope everybody has a successful new year!

I think it is important to consider the depreciation on the car. Electric car tends to have shorter life than other regular car.

I am currently having the same question as well. Living in CA makes it hard to have an investment rental property that can satisfy 2% rule.

I was wondering if there is a benefit to having S corp vs LLC.
