I have a theory that once a small property management company exceeds a certain number of units they need to completely change their org to manage more units. Jordan told us last year she manages around 200 units, and then she signed up to manage 19 of mine, so she is well over 200 units which is likely too many for a single person, but hiring more people and managing a team requires a different skillset than just being a property manager, I'm not sure Jordan has the skillset to run a team of people or manage tasks effectively but I'm trying to be patient with her since my units are all full now that I left Mcdonnell.

Milltown Realty seemed to have a good management structure in place, they limit the number of units each property manager is responsible for and utilize a team approach for maintenance and other items. I would suggest contacting them if you are looking for another option in the QC area.

I’m going on 7 months vacancy now… my AC unit has been stolen, and I have a fine from the city of property trash, months after I gave Jordan the initial warning notice. 
 I FINALLY found a repair guy to turn over the unit from lots of evicted tenant damage, and going to persue section 8–as I love my other S-8 tenants.  If that’s turns south, I’m going to have to 1031 to another market

 I owe $71K P&I, and with a new tenant in place, it could be worth $123-135K. The numbers are good, but the PM and lack of communication is killing me–having trouble finding any good ones in the area.

As it does have great numbers for a long-term hold– I'd like to stabilize it, forget it, and move on to a better market.

Are you dealing with Jordan Laslow at A2Z? I have a duplex with them that has on unit now running into 3+ months vacant with no work order estimates, poor communication, ignored emails and texts. Is there anyone else there you deal with in place of Jordan?

Hey all!

I'm now 1 1/2 years in on my first out of state rental property, a duplex, in Davenport, Iowa. It's in a rough part of town, ~C neighborhood, with a nice & reliable section-8 tenant family, with the other unit recently vacant via an eviction–costing a few thousands in turn over repairs. The property cashflows nicely, and has grown some equity. I want to build a long term rental MFR portfolio–not necessarily in Davenport.

Based on this info, my goals, me being new to this, and the numbers here on my deal:     https://dealcheck.io/s/-MmV1dHjb59npcOnRFJV     what would some of you do? Keep as a long-term rental, or 1031 into a nicer market?

Hello!

     I have a duplex in Davenport, IA, that already has an insurance policy now–though very weak. I am looking for any recommendations on specific, landlord insurance policies featuring rent loss. Are there any other umbrella policies that people recommend? I definitely want to be smart and well protected, but not at a $3,987/ annual premium...

@Mike D'Arrigo As you guessed, it is in a quite rough area. Maybe C+ at best. Alex here has helped me a bit. I have a PM for one unit that was inherited from the last owner, and at a cross roads with the vacant unit.

It needs heavy cosmetic repairs from the last tenant (trim, flooring, cabinets, etc.) I am torn to put in 15-20K and rent it out, or try and sell it to roll it into another deal in a (hopefully) better neighborhood (but = less cashflow).

I work in Film and TV with just closing on my first property: a Duplex in Davenport, IA. 

(Davenport/ Iowa) BP community! Assemble your leads and connections!

I am having a great difficultly trying to find a contractor in the area for a minor rehab. Does anyone have any recommendations, or leads to a contractor for a minor rehab (paint, cabinets and door install/ repair, laminate flooring install, a minor refresh overall)? Most PMs are too busy to help with this, and the search for independent contractors seems to be far and few in between. Any leads would be greatly appreciated!

@Rocco Dano Jr Did you end up finding a contractor, or PM for your rehab? I am also having trouble finding anyone, and my PM is too busy to take on another rehab. Hurting for contractor recommendations if anyone has any.

My current challenge is dealing with an inherited PM that managed the property from the proviso owner. Very very thin communication, unsure how to notify tenants of the change, sign a 1 year lease (for my lender's request), how to initiate a lock box/ coordinate with contractors to begin a rehab, etc. 

Other PMs in the area are too busy to take on my property now. @Alex Bock who do you use? I'll message you for some advice.
