Renters don't buy renter insurance according to the rent to agreement, e.g. liability coverage is not enough, the insurance don't covers all renters in the house, it doesn't cover pet ownership, etc. We pushed renters to work on it, but got ignored. Can you advice me what is the solution for this?

Many tenants application I received have collections in the credit report. Even the credit score is 670+ or above 700, there is still a collection in the report. Many of these collection amounts are small, no more than several hundreds. I am wondering whether I should bother the collection record if the overall credit score is good, and there is no late payment in the credit report?

70% of the tenant applications I got are with little pets. Agent advised me to charge a $800 deposit per pet. I worry if the pet damages the floor and wall, $800 may not be enough to cover. Is there any rule I can introduce to the tenant that could avoid pet damage?

I read through some of my tenant applications. I can hardly find tenants whose whole household meet all of the followings: good credit scores, stable 3 times income and reasonable reserve. I am wondering for these three factors, when we can't find tenants who match all of then, how do we prioritize them?

I hired a leasing agent to help me to find tenants. But he is not doing a great job. I am considering to do it by myself. However, I signed a Lease Listing Agreement with him with an expiry date by the end of Jan. If by any chance I find a tenant by myself before end of Jan, but not through the leasing agent, do I still have to pay for the leasing agent?
