That "1.75%" you mentioned, what grounds are you basing that percentage off of?  In other words, why use 1.75%? Hopefully my question makes sense.

While aiming to becoming a successful wholesaler, I want to tap in and find out what most buy and hold investors looks for in a potential rental property.  What formula is used to figure out numbers that will generate cash flow? Considering repairs and expenses.

Hello Bp, I'm a beginner wholesaler in the Tidewater area.  Coming across a lot of discount properties here in the area but do not have a strong buyer list.  Will love to network with real estate investor that are targeting the Tidewater area for rehab and/or buy and hold properties.

Bp, I'm a beginner investor, how do I know if a property lot is selling at its accurate value?  Recently I've come across a lot of property lots around the Tidewater area in va. that's for sale by owner.  What resources can show that a lot is selling at its accurate value?  Any advice will be great!
