Hey guys, 

I am in the process of buying my first multi. First I would like to know what others have done when inheriting tenants. What steps should I take to be prepared to handle this transition as smoothly as possible. Where do I start? Do I Continue my tenants in the same lease or create my own and have them switch over.. There is still a ton I have to learn and I know by doing it first hand will give me the education I need. Although I need all the help I can get to make it an easy transition.

Hey guys, 

I need a some references to some realtors in the TRIAD area. I'm having trouble finding a realtor who actually has some investing knowledge. I need someone who knows the market and rents in this area and someone that doesn't mind putting in the extra effort to pull income/expenses/rent rolls/etc! I am looking for multi family units 2-4. Someone help!

Do most property maintenance companies keep file of all tax write offs when it's comes to rentals or is that something that you as the owner would have to keep track of to make sure nothing is missed. Things like maintenance, income, expenses, depreciation, etc. I want to make sure I get the most out of my property managers as well as the most out of my tax savings.

Hey guys,

I have a property lined up that seems to be a pretty good option for seller financing. The owner owns the property outright. It is a 4 unit apartment building, all four 1bd/1ba. Anyways, the reason I got interested in this deal is because it looked neglected and had a for rent sign in the front. So i called the guy and asked if he was invested in selling and he told me anything is for sale for the right price. 

I just don't know where to start with setting up a seller financing deal. I know that first i need to figure out how much he charges for rent but it was tough getting any real numbers out of him. He's running the place like a mom and pop shop. One of the units he is renting out as a studio, as a favor to one of the long term tenants. Then two other units are empty, one needing work to get to rent quality. I know there is opportunity for big value add here seeing as this place is located right across the street from a big university. The owner is old timer kind of guy and I can tell he is starting to get burned out. So i need some advice on how to handle this and create an opportunity for a good seller financing deal.

Any advice would be great!

Hello Bigger Pockets world! 

My name is Quinn, an investor from Greensboro,NC

I am currently looking to invest in my first multi-family property that I plan to house hack. However I am very new to the area and don't have a whole lot of connections just yet with private investors, banks, etc. I don't have numbers on my first deal just yet but after a few weeks of searching more in depth I will follow up with my numbers. Anyways, I'm actively looking for referrals to commercial lenders, portfolio lenders, private lenders, etc. My goal is to fund my first deal with no skin in the game! So furthermore if any investors in the area have some good referrals I would greatly appreciate it.
