I will be buying a s/fam house 3bd/1b  in a nice area with good comps. I might  consider help with a flip and will reseach the info you gave me before I move forward.  I have rehabed 3 houses with my own money in the past but now may considering other options!  Thanks!

What are issues to consider when taking on investors or funding sources for rehabs/renovations to flip?. Are there certain guide lines or standard rules to follow. Do's or don't's?  Are there saftety concers that the property owner should consider.

I agree with you but I did one better!  I decided to let the friends fight it out  as long as I get paid on the first. I have been assure that this will happen.  I put every one the lease so I can sue all of them and get my money from one or all if I have to take them to court. I will garnishee who ever has the money at the time in the bank  or who ever has a job at the time.

I keep a box cutter in my bra and text my daughter the info of who I/m meeting !  I follow the advise of calling someone and keep them on the line or keep their voice male on the line in a pinch.  If  uncomfortable I will stay near the open door and tell them to  look around and tell me what they think when they are finished.

Good for You!!  It's a shame what some Contractors do!  Now image you are a Woman in this business,  he would have tippled the price he gave you!  I have to ask my male friends to come over some times when I get quotes!  I always do my research on new jobs down to watching an expert do it on YOUTUBE if I can.  Now a Day I give them the option of what I will and will not pay letting them know if they don't want my money some one else will.

Barbra Goodman Thank for your response. I don't think I can raise the rents much more. The  Delaware inner city Market may not bring the additional income unless you go with Section Eight renters. As I would love to break in to Flipping  and flip this 3bd/ 1b house but  I can't  afford the 10 to  20  it Could cost right now so I  will do  a basic/nice  update replace only the carpet  in living and dining rooms,  No opening of walls ( if Flip kitchen would need to be done, it's a small and weird shaped kitchen) put new Kitchen cabinets back plash tile  floor and maybe re tile tub area in Bathroom and paint. I will  pass on stainless steel and keep white frig, stove, and  add matching mic  and repair other major fixes required. 

 I m currently living in a two BDR in the  3plex that I brought  3 years ago and plan to rent that out to move in the the second house in the better neighborhood.  I will move of course after some very necessary repairs are done but I will not be able to do any updates for now in it time I will slowly update it with the help of a roommate. And who knows it could go on the market in a few years! I will take my time for now and slowly up grade the properties after the first year when the tenant moves out since I will see what happens then. These last two makes five and I still have some much to learn!!!!  Thank You !

Thanks for the advise I,m learning so much from your advise of the of every one on BP's. I guess in my haste to benefit from the income on my current job before I quit I thought it was a good Idea to try to increase my portfolio while still being able to use different financial  solutions. Your make some very good points and I will definitely proceed with caution from here on out.  Not sure about off loading just yet but I have not ruled it out but this is a good lesson.  The house is in fair condition already so with miner improvements a decent rental will work.  Will keep every posted!
