the problem is that, while RE remains a great investment, it's mostly not an immediate passive income play right now. you might find something solid and break even for years... so i just don't see how cashing out your 401K would be a good idea (or borrowing against it, not sure which you're thinking of.)

it sounds like you actually might be in a position to house hack and build some equity while you consider your next move. i would strongly recommend that. and i would strongly recommend putting some work in. some people will look at 4 places and put in 1 offer and get rejected and be discouraged. so don't be those people. look at 50 places and put in 10 offers. get as many rejections as you can. pride yourself on getting rejected (provided the offers are reasonable, and not just a random lowball that has a 0% chance) and go after something on your own terms.

HMM you need to find better deals, I think there everywhere in your market as well. I just picked up 5 more all are all in 75kish, all will have rents from 1100- 1400, so about 15% net caps . Just today I got a 2 br all in 50k, rent will be 1k, taxes only 750, so about 15% net cap. Im getting a duplex all in 80k, rents will be 900/900, so about 15k net income, another high ROI, . Its ALL about knowledge

Much appreciated guys. My first rental was a new construction and for what I paid, I feel I could have done better. @ Zachary yes this is a buy and hold, long term play and yes, the returns are much better than the stock market. Thx again

hello everyone. I am relatively new to real estate investing. I have a question hoping someone could help. does it make sense to buy a new construction property to rent out? I have always been hesitant on buying old properties although they tend to cash flow much better. thank you in advance!
